Industrial Shed
The structure itself — usually a PEB (pre-engineered building) or RCC unit inside a KIADB or private industrial layout. Also called a factory shed or godown. Defined by eave height, flooring strength, bay spacing and power sanction.
Warehouse
The same space used for storage and distribution — racking, docks, and vehicle movement matter most. Zone rules are lighter because nothing is produced on site.
Factory / Manufacturing Unit
The space used for production. KSPCB Red/Orange/Green zoning decides what you can make and how long approvals take. Power sanction, effluent handling and the Factory Licence become central.

"Warehouse" describes the same space used for storage and distribution, while "factory" or "manufacturing unit" means the space is used for production, which brings KSPCB zone rules into play. What does it cost to rent an industrial shed or factory in Bangalore?+
₹13-45/sq ft/month depending on corridor, specification and size (rates as of July 2026). Vasanthanarasapura (Tumkur) is the most economical tracked corridor at ₹13-18/sq ft. Maintenance, power and statutory costs add roughly ₹8-12/sq ft to the all-inclusive occupancy cost. Security deposits are negotiable.
Which Bangalore areas allow heavy manufacturing?+
Heavy and polluting industries need Red Zone classification, available in Doddaballapura, Bidadi, Peenya, Bommasandra, Devanahalli. Medium industries (Orange Zone) can also operate in Vasanthanarasapura (Tumkur), Harohalli, Vemagal, Nelamangala, Sompura, Budigere Cross and more. Can I get a built-to-suit (BTS) factory in Bangalore?+
Yes. Outer corridors with large land parcels — Harohalli, Hoskote, Doddaballapura, Dabaspet — support built-to-suit development, typically on 9-12 year leases with landlord-funded construction against a pre-committed rental. BTS suits specialised production lines, higher eave heights, heavier floor loading or clean-room requirements that standard sheds cannot meet.
Do industrial sheds in Bangalore come with adequate power?+
KIADB corridors run dedicated industrial feeders (66 KV to 220 KV depending on the area) with 24/7 supply and uptime above 99% in established estates. High-tension connections, transformer yards and sanctioned-load upgrades are standard landlord scope items we negotiate into the lease.

How many loading docks does a warehouse need compared to an industrial shed?+
They differ significantly. Distribution warehouses are throughput-driven — 3PL and e-commerce users typically plan one dock per 8,000-10,000 sq ft, so a 100,000 sq ft fulfilment centre may run 10-12 docks with levellers and a deep truck yard. A manufacturing shed moves material far less frequently: 2-4 docks usually suffice even for a large factory, but at least one ground-level drive-in door is essential for installing machinery and receiving oversized inputs. Retrofitting docks later is expensive, so fix the dock count, dock height and yard depth in the lease specification before signing.
