For Korean and Japanese teams: 한국어 안내 · 日本語のご案内
If you supply a large electronics plant north or east of Bangalore, the industrial space worth looking at sits in four places: Devanahalli near the airport, the ITIR area being developed around it, Doddaballapura further north, and Narasapura to the east on the Kolar side. Each suits a different kind of supplier, and the zone your process falls in will narrow the choice faster than rent.
This guide is for component makers, EMS firms and their logistics partners, many of them from Taiwan, Korea and Japan, who need to be close to a customer's plant and are deciding where around Bangalore to set up.
Why suppliers are looking north and east
Four places to look north and east of Bangalore, on a schematic map
Big new plants have chosen this side of the city, and suppliers follow their customers.
Press reports describe Foxconn buying about 300 acres in the Devanahalli area, Korea's DN Solutions opening a machine-tool plant on a 25-acre KIADB site in the ITIR industrial area near the airport, and Honda running a large two-wheeler plant at Narasapura. These are public reports, listed only to show what is already here; none of them is named as an Enosh Infra client.
For a supplier, the pull is the same in each case: short trips to the customer's line, room for larger buildings than the older estates in the city can offer, and road links out of the city.
Devanahalli: around the airport
Devanahalli suits suppliers that move goods by air or need to sit close to the airport cluster.
Industrial space here runs from about 40,000 to 150,000 sq ft, in Red and Orange zones. The area includes the KIADB Aerospace Park, and customs clearance is available on site, which matters to importers and exporters. Our Devanahalli page has current sizes and rents, and our aerospace and defence post covers that sector's side of the same area.
The ITIR area: land being developed
The ITIR (Information Technology Investment Region) is a large industrial region planned near the airport across Devanahalli and Doddaballapura taluks, with KIADB acquiring the land.
For a supplier, ITIR mostly means land, not ready buildings. If you need a plot to build on, or a landlord willing to build to suit nearby, start with our industrial land and build to suit page. KIADB plots come under a lease-cum-sale agreement, and the landlord needs KIADB's written permission before sub-letting to you.
Doddaballapura: large buildings to the north
Doddaballapura is where the larger floor plates are, for suppliers who need scale.
Space runs from about 50,000 to 300,000 sq ft, across all three zone categories, on the NH-44 corridor towards Hyderabad. It also has land for build to suit. Our Doddaballapura page has current detail.
Narasapura: the Kolar side, to the east
Narasapura (also written Narsapura) is a KIADB industrial area on the Bangalore to Kolar highway, known for automotive and engineering units.
It has space from about 10,000 to 100,000+ sq ft, in the Orange zone. It sits further out, about 52 km from the city, so it suits suppliers whose customer is on that side, or who need land at outer-corridor cost. Narasapura has no page of its own on our site yet; its current range is in the rental rate index, and for land or build to suit, see the industrial land and build to suit page.
What an electronics supplier should check in a building
Electronics work asks more of a building than storage does, so check these before the rent.
Zone and pollution category. Electronics assembly usually fits Orange or Green, but the category follows your process. Plating, chemical cleaning or soldering at scale can move it. See the industrial zones guide.
Power. The sanctioned load on the landlord's power letter, and backup. Sensitive lines need clean, uninterrupted supply, and that usually means UPS on top of the grid connection.
Static and environment control. ESD flooring, temperature and humidity control, and filtered air are common requirements. A standard shed rarely has them; they become fit-out or a build-to-suit specification.
Fire protection. Gas-based suppression is often specified for electronics instead of water. The operating Fire NOC is yours to apply for, based on what you store and make.
Clean areas. If you need a clean room, plan it as build to suit or a specified fit-out from the start. It is very hard to retrofit well.
Ready building, build to suit or land?
Near the airport, ready buildings for electronics are fewer than in the older southern estates, so many suppliers end up comparing a lease against build to suit. Our comparison of ready sheds, build to suit and KIADB plots walks through that choice. If you are setting up in India for the first time, our guide for foreign companies covers the entity, approvals, timeline and customs bonding.
Where our work starts and stops
We find the buildings or land, have the documents checked by our partner advocate, negotiate the lease, and coordinate with the landlord through handover. For build to suit and land, our work ends when the agreement is signed. We do not design, build, fund or run approvals.
Enosh Infra has been an industrial property consultancy in Bangalore since 2019, handling requirements from 10,000 to 400,000+ sq ft. We work with companies entering India as well as businesses already here.
